Whether you feel that you have been treated unfairly by your local taxing unit, or just want the reassurance of an expert that can analyze your current property tax valuations, Coucke Law is here to help.  Our multi-step process is designed to get you the most tax relief possible, while keeping fees low.  Property tax appeals are done on a contingency basis, meaning you don’t pay Coucke Law unless you win your appeal and reduce your property tax burden.  Coucke Law can help you appeal all properties in Michigan, from vacant agricultural land, to complex industrial facilities.

The Coucke Law Property Tax Analysis and Reduction Process:

  1. After obtaining the property information, Coucke Law will analyze the current property tax, to determine if the taxes can be lowered.  This could be through seeking a reduction in value, applying for applicable exemptions, or other reduction possibilities.
  2. If it is determined your property is being taxed too highly and there is an opportunity for reduction, Coucke Law will begin working informally with the local taxing jurisdiction, to seek relief before any formal appeals process begins.
    1. Christopher Coucke is an experienced property tax assessor, who can communicate with assessment offices to ensure the correct value going forward.
    2. This process will also involve looking through deeds and other documents, to determine proper processes have been followed at every step.
  3. If the informal process is not productive, Coucke Law will then go over the formal appeals process, to help you decide your options to move forward.
    1. The first step is often to appeal to the local Board of Review.  As many Boards of Review do not have the training to address commercial or industrial appeals, these can also be appealed directly to the Michigan Tax Tribunal.
    2. Some appeals can be appealed to the Michigan Tax Tribunal as Small Claims appeals.  This is a cost effective way to work towards a resolution, but has several limits on which properties are eligible.
    3. Larger appeals must be appealed directly to the Michigan Tax Tribunal’s Entire Tribunal.  These more formal appeals can be very complex, and it is strongly recommended that you hire an attorney for this process.  This process can be more expensive, but also more effective in many cases.

Contact Coucke Law today to begin this process, and gain peace of mind that you are only paying your fair share of your property tax burden.  Contact us soon, as there are several deadlines in the property tax appeal process, that could make any appeals ineligible for that year if missed.
